pre-booking

Guests have questions before deciding to book a home—quickly responding to any questions is crucial to securing new reservations. We also employ several unique strategies to maximize your take home profit.

CHECK IN & OUT

Guest have a window between 4pm to 2am to check in, and they want the flexibility to arrive on their schedule. After check out, the property is thoroughly cleaned and inspected before the next guest arrives.

HOSPITALITY

Your guests are on vacation—not full-time renters living at the home. They expect any problems with the property, even ones that they might have caused, to be fixed immediately. Our team is on standby to ensure any problems are quickly solved and have a team of trusted contractors.

We are fully invested in our relationships with homeowners because we expect to work together for a long time. We don't accept properties from owners that don't meet our quality and design standards (though we can help you get there if you need some assistance!).

WHAT'S INCLUDED IN COMPLETE PROPERTY MANAGEMENT

  • Professional photographs of the property, updated as often as needed

  • Weekly updates of listings and pricing to meet demand

  • Answering questions and approving potential guests

  • Corresponding with confirmed guests to arrange check-in and check-out

  • Taking care of on-site issues 24/7 including lockouts, minor plumbing such as clogs, wifi or technical issues, etc.

  • Overseeing cleaning and maintenance

  • Amenities & supplies (linens, towels, toilet paper, paper towels, etc.) 

  • Routine, simple maintenance such as replacing light bulbs or cleaning wall scuffs etc.

  • Crafting individualized welcome packet and neighborhood guidebook for guests

  • Filing claims through Airbnb

What's not included in our complete property management fee?

  • Utilities

  • Security cameras

  • Any repairs or maintenance work requiring an outside contractor

  • Cleaning fees (typically paid directly by guests)

  • Quarterly Deep Cleaning
